Monthly vs yearly rentals

Long-term rentals in Bali are usually priced per year and paid upfront, which lowers the monthly cost significantly. Monthly rentals are more flexible but cost more per month. A one-bedroom villa can range widely by area and season, so set a budget and compare several options.

Choosing the right area

Canggu and Berawa suit remote workers and surfers with cafes and coworking. Seminyak is central and lively. Ubud is green and quiet, popular with the wellness crowd. Uluwatu and Bukit offer cliffs and quieter beaches. Pick based on commute, lifestyle and noise tolerance.

Visit at different times of day before committing — traffic and noise vary a lot.

Contracts and what to check

Get a written agreement covering price, duration, deposit, who pays electricity (PLN) and water, pool and garden maintenance, and notice terms. Electricity is often not included and can be a meaningful monthly cost.

Inspect water pressure, hot water, internet speed, aircon and any damp before paying. Never transfer a deposit before seeing the villa in person or via a trusted local.
