Monthly vs yearly villa rental in Bali: prices, deposits and contracts

Monthly, yearly or "harian": three different markets

Bali rentals come in three flavours. Daily (harian) is tourist pricing. Monthly (bulanan) usually includes furniture, pool cleaning and often Wi-Fi, and costs a premium for the flexibility. Yearly (tahunan) is paid upfront for 12 months or more and is by far the cheapest per month — the same villa can cost half as much per month on a yearly lease.

Many listings mix the periods ("tahunan bulanan harian"): always ask which price applies to which period, and whether electricity, water, garbage and villa staff are included.

Where the money goes: areas and typical prices

Canggu, Pererenan and Seminyak are the most expensive areas for villas; Kerobokan, Umalas and the north of Canggu are cheaper for the same size; Ubud, Sanur and the Bukit (Uluwatu, Ungasan, Pecatu) each have their own market. On BaliMarket, the rental period of each listing is shown on the card. If it says "estimated", the seller did not state it and we deduced it from the price — confirm before visiting.

Deposit, contract and the questions to ask

A deposit of one month (monthly) or one to two months (yearly) is normal; get a signed receipt and agree in writing how it is returned. A yearly contract should state the end date, the notice period, who pays repairs, and whether the price is fixed for the whole term.

Visit twice, once in the evening, to check noise, water pressure, internet speed and whether the pool and generator work. Never transfer money for a villa you have not seen in person.
